Terms of Service

1. Acceptance of Terms

By accessing or using PropDocx ("Platform", "Service", "we", "us"), you ("User", "you") agree to be bound by these Terms of Service. If you do not agree to these Terms, do not access or use the Platform.

2. Nature of Service — Not Legal Practice

PropDocx is a legal technology tool, not a legal services provider. The Platform:

• Generates document draft templates — not final, certified, or registration-ready documents.
• Provides reference data on Karnataka government guideline values — not official government valuations.
• Offers guided access to official government portals (Kaveri Online, Bhoomi, etc.) — not direct document retrieval from those portals.
• Facilitates connections to enrolled advocates — PropDocx is not itself an advocate and does not provide legal opinions.

The use of terms like "deed drafting", "legal assistance", or "document retrieval" on the Platform refers to these technology-assisted functions and does not imply the practice of law by PropDocx.

3. Guidance Value Disclaimer & Rate Schedule

The guidance value estimates and stamp duty calculations provided by the PropDocx calculator are:

• Derived from the official Karnataka Department of Stamps and Registration (IGR) gazetted valuation schedules. Rates shown are from the 2023-24 schedule and may have been revised since. Verify with your Sub-Registrar.
• Estimates only — actual stamp duty and registration charges are officially assessed and finalized solely by the jurisdictional Sub-Registrar upon document presentation.
• Not official valuation certificates and cannot be used as statutory proof of property value in any judicial, banking, revenue, or taxation proceedings.
• Subject to site-specific statutory adjustments (such as road width multipliers, corner plot factors, floor-level variations, and building age depreciation) which must be verified with the local Sub-Registrar Office.

4. Document Templates — Limitation of Liability

All deed drafts, templates, and document formats generated by PropDocx:

• Are provided "as-is" for informational purposes only.
• Must be reviewed and certified by a duly enrolled advocate before being used for any registration or legal purpose.
• Do not constitute a guarantee of legal validity, enforceability, or fitness for a specific transaction.

PropDocx shall not be liable for any loss, damage, claim, or liability arising from the use of document templates without independent legal review.

5. Advocate Directory

PropDocx may host an informational directory of independent advocates enrolled with the Bar Council of India / Karnataka State Bar Council.

• Listing is informational only. PropDocx does not solicit work for, advertise for, or share fees with any advocate, consistent with the Bar Council of India Rules (Part VI, Chapter II, Section VI, Rule 36).
• Any professional engagement, consultation, title search, or document certification is an independent transaction directly between the user and the advocate.
• PropDocx does not endorse, recommend, or guarantee the advice or professional service of any enrolled advocate.

6. e-Stamps and Stamp Paper Policy

PropDocx does not generate, issue, or sell official non-judicial stamp papers or e-Stamp certificates. All official e-stamp certificates must be procured directly by the User through the Stock Holding Corporation of India Limited (SHCIL) or state-authorized collection centers (ACCs). PropDocx provides draft deed templates that the User or their advocate may print onto their officially purchased stamp paper.

7. Non-Affiliation with Government Agencies

PropDocx is an independent technology platform and is not affiliated with, endorsed by, sponsored by, or an official agency of the Government of Karnataka, the Department of Stamps and Registration, Kaveri Online Services, Bhoomi, BBMP, BDA, or SHCIL.

8. Government Portal Access & Guided Lookup

The Platform provides guided instructions, checklists, and reference links to public Karnataka government portals including Kaveri Online Services, Bhoomi, and E-Swathu. PropDocx does not scrape, alter, or bulk-extract data from these government portals. Users navigate to and interact with official portals directly under the respective portal's terms of use.

9. Pre-Launch Beta Service

The Platform is currently in a pre-launch phase. Features may change, be unavailable, or behave unexpectedly. We make no warranty that the Service will be uninterrupted, error-free, or complete.

10. User Obligations

You agree not to:

• Use the Platform for any unlawful purpose or in violation of these Terms.
• Attempt to reverse-engineer, scrape, or extract data from the Platform in bulk.
• Represent that any document template generated by PropDocx constitutes a certified legal document without independent advocate review.
• Use guidance value estimates as official proof of property valuation in any court, bank, or government proceeding.

11. Intellectual Property

All content, software, trademarks, and design elements of the PropDocx Platform are owned by or licensed to PropDocx. Template structures generated by the Platform may be used by you for your personal property transactions, but may not be redistributed commercially.

12. Governing Law & Jurisdiction

These Terms shall be governed by the laws of India. Any disputes arising from these Terms or the use of the Platform shall be subject to the exclusive jurisdiction of the competent courts in Belagavi / Bengaluru, Karnataka, India.

13. Changes to Terms

We reserve the right to update these Terms at any time. Continued use of the Platform after changes constitutes acceptance of the revised Terms. Material changes will be communicated via email to registered users.
